About Rippleffekt

Institutional-grade property intelligence, not repackaged feeds.

We assembled a deep, directly-verified dataset, property records, capital-markets signals, and migration trends, into a live map you can actually run outreach campaigns from.

Outreach Channels

A research-grade dataset, queryable from a map.

Most CRE data platforms resell the same aggregator feeds. Ours is built differently, assembled and verified in-house, down to the loan level. The result is a dataset we understand completely, including its limitations, because we built every part of it.

Rippleffekt is not a competitor to Bloomberg or CoStar at their price points. It is a serious independent tool that lets an individual investor or small fund run the kind of geographic data work that previously required either a large budget or a full-time data engineering team.

170M+ Parcels

Directly sourced and verified, not a licensed resale. Sub-8-second bounding-box query on the full dataset.

68K CMBS Loans · $352B

68,448 distinct CMBS loans ($352B) from ~380 CMBS trusts, tracked across quarterly loan periods. Stress trend analysis, not a snapshot.

No Per-Contact Fees

Polygon outreach with no per-contact licensing and no third-party per-contact markup. Send at scale without per-message costs.

Institutional datasets. 170M+ parcels. Directly sourced and verified.

Parcel Dataset: 170M+ parcels. Real query performance.

Direct ingest built in-house. Not licensed from an aggregator. Confirmed coverage includes TX, FL, GA, NC and other major states. Known gaps in KS, KY, MO, and IL due to assessor restrictions. Sub-8-second bounding box query time on the full dataset.

CMBS Data: Tracked over time, not a static snapshot.

Every loan is tracked across quarterly reporting periods, resolving to 68,448 distinct CMBS loans ($352B) across ~380 trusts, so you see stress trends over time, not just a point-in-time snapshot.

Polygon Outreach: Draw a shape. Launch the campaign.

Building sweep, parcel-data match, and email + SMS campaign from one map screen. Direct send with no third-party dependency and no per-contact fees. Available at Investor tier and above.

Institutional Data Suite: Deep capital-markets coverage.

CMBS stress, institutional manager flows, REIT financials, pension-plan filings, adviser records, bank CRE exposure, and macro rate indicators, the kind of coverage that normally sits behind five- and six-figure annual contracts, in one platform.

What's live. What's in progress. What's not there yet.

We document limitations openly because the numbers on this site have sources behind them. A claim that fails five minutes of diligence from someone who knows the market hurts more than the absence of the claim.

Parcel Coverage

Strong in TX, FL, GA, NC and other major states. Known gaps: Kansas (all 97 counties blocked), Kentucky (1 county), Missouri (89 counties), Illinois (59 counties). National rollout ongoing.

CMBS Row Count vs. Loan Count

1.6 million rows is a time-series observation count, each loan generates one row per quarterly filing. These resolve to 68,448 distinct CMBS loans ($352B) across ~380 trusts, which is the number that matters.

Broken Overlays (3)

EPA wastewater plants, EPA water systems, and FCC BDC fiber are currently non-functional due to upstream API changes. They remain in the layer list, labeled as unavailable.

Subscription Checkout

Self-service subscription checkout is live. Choose a plan and activate instantly, with upgrades and plan changes taking effect right away. Billing is handled securely through Stripe.

86 Overlay Loaders

86 implemented overlay loaders across ~65 distinct data categories. Corporate brand toggles are counted individually (35+ Fortune 500 companies). Core distinct intelligence categories: ~65.

Outreach Contact Accuracy

Owner contact data accuracy varies by source. Skip-trace enrichment improves deliverability but doesn't guarantee verified contact for every parcel.

Founder & CEO, Rippleffekt

Rippleffekt is not a competitor to Bloomberg or CoStar at their price points. It is a serious independent tool that lets an individual investor or small fund run the kind of geographic data work that previously required either a large budget or a full-time data engineering team.

Because we built and verified the dataset ourselves rather than licensing it from commercial vendors, we can offer institutional-grade coverage at a fraction of the usual price.

Data Sources & Methodology

Rippleffekt delivers verified, directly-sourced coverage across all 50 states: 170M+ US property parcels, 68,448 distinct CMBS loans ($352B) across ~380 trusts, institutional manager holdings (24K managers, ≥$100M AUM), bank CRE exposure across 4,676 institutions, pension-plan filings (694K+), and 61 macro-economic indicators (11K data points).

Every figure is directly sourced and verified, not resold aggregator data. Records are refreshed on a regular schedule, and coverage details are documented in the platform data dictionary.

What We Don't Do

No scraped MLS data. No estimated AVMs sold as facts. No black-box scores without methodology. Every number on the platform has a source, a date, and a coverage note.

Built by Operators. Always Looking for People Who Get It.

Rippleffekt is built by people who have worked inside real estate workflows, data infrastructure, and enterprise software. Not around them. If you're the kind of person who finds the gap before it becomes a problem, we want to hear from you.
